A HOME OWNER!!!!!!!!!!!!!

yup, been over three years of looking and let downs , but i finally snagged one. it got away from me at first, but i reeled it back in after another persons offer fell through. i just got back from putting a down payment on it and i have an inspector looking at it on wednesday. before the end of the month i should have title in hand with no house payments.


bring your hammers folks, cause there's gonna be a party at my house.

i'am happy for you , i don't know what you paid , but you could have had my place in land between the lakes , 2 bedroom 1 bath trailer with a 16'x20' garage , two carports , a storage shead ,almost a acare for $42,000. and best of all almost no snow .

glad to hear that you snagged it. i thought you were supposed to find out Sat if you were going to get it though. sure hope you like them 2 story jobbers. i have vowed never to get a 2 story for those later in life lessons. in other words, stairs aint no fun everyday.

Congrats Mud! My g/f and I bought our first house last year. And yes, it will empty your wallet.

We bought ours in August of last year. Before buying I went over the place with a fine tooth comb, looking at how it was framed, the foundation, wiring, plumbing, etc. I liked pretty much everything I saw, but noted the heat pump was 14 years old and would need replacing sometime in the next few years, and that the "40 year" (LOL) shingles were already getting badly weathered on the north face of the garage. (house is 14 years old)

Home inspection company we hired didn't agree with me on the shingles, and claimed the heat pump should be good for another 5-10 years. Yeah... right!

We're putting in a whole new HVAC system next year, and I'll be reshingling the roof the year after that. Already budgeted for.

Then we found a good deal on hardwood flooring (50 year warranty Bellawood Natural Ash) so I'm putting that down in all the rooms. That was $2,800 worth of wood.

Then, two weeks ago, the water heater burst, so that's another $550

Then, Friday, the 5 year old heavy duty washer ruptured the tub gasket and dumped on the floor, so we ended up buying a washer and dryer this weekend (we sold our souls to Sears) for $2,800

Now, if we can just get through the winter with nothing else breaking maybe we'll be able to afford to paint the place next spring.

Yeah, houses just bleed you dry. But it's yours, and that's a real good feeling.

If the guys who design 'em had to take one home, use it every day for 2 years, and do all the maint and repairs themselves, cars would have a button on the dash to change the oil, filters & plugs.
